The Hamptons are now in full swing, and Sylvia Wong is certainly feeling it as the owner of the Roundtree hotel in Amagansett. For the NYC attorney, the road to hotelier was quite circuitous but a natural transition given her love of travel.
After studying law at NYU, Wong began her career at Paul, Weiss, Rifkind, Wharton & Garrison, a large law firm in the city, focusing on mergers and acquisitions, representing clients who acquired or sold businesses.

“As a young lawyer, it was an incredible learning experience to work alongside some of America’s best lawyers who are intelligent, creative and client-focused,” she said, noting that although it was a demanding job, it helped her build a strong foundation of skills in the legal and business realms, as well as personal development. “I think back about those years with fond memories.”

Wong then joined IBM and was based in Asia for about 10 years. In 2012, she returned to New York and was appointed chief compliance officer, leading the company’s worldwide ethics and compliance program.

Then, in 2015, another turning point: Wong was hired by Western Technology Investment, a private investment firm with a large real estate portfolio. As the company was looking to grow, hospitality became an organic extension of their holdings, and Wong’s too.

“Travel has always been one of my passions,” she said. “I was fortunate to have the opportunity to visit many incredible places around the world. Lots of wonderful memories are from visits to interesting places and stays at small hotels that offer understated luxury and excellent service.”

It wasn’t Wong’s initial game plan to open up shop in the Hamptons, specifically, but a fortuitous online property listing changed all that in early 2019. At that time, the now-hotel was a family-owned property called Gansett Green Manor, and one winter weekend, she took the Hampton Jitney to see it firsthand. “The jitney stopped directly across the street from the property. I still remember the crispness of the air vividly — it was a beautiful, chilly day. When I started to explore the property’s grounds, I immediately fell in love with it,” said Wong, who co-invested in the purchase of what would become the Roundtree with WTI. “Its expansive lawn and the surrounding farmlands offer such a peaceful and tranquil environment,” she added. “Yet it is located right on the main street, close to the wonderful local shops and restaurants, and within a short walk or bike ride from miles of beautiful white sand beaches.”

Wong was also drawn to the history of the property. “It was the homestead of one of the first four families who settled in Amagansett around the 1650s — we have a barn and several cottages that are hundreds of years old.”

After purchasing the property, the renovation process proved quite the feat. “There was so much work that needed to be done and having so many historic structures on the property made the process that much more tedious,” said Wong, noting the pandemic created an additional set of hurdles.

“About midway through the process, the state of New York suspended most construction projects aside from a very narrowly defined group of projects, and we were not able to determine whether we were able to proceed, so out of caution, we stopped without knowing when we’d be able to finish or even resume the work we were doing.” Ultimately, they were able to complete renovations just behind their original schedule. In 2022, the Roundtree also unveiled the Beach House, a compound of two dwellings just minutes from the main property that were once owned by playwright Neil Simon.

The site overhaul was “equal parts nerve-racking and exciting” with the pandemic exacerbating the challenges of debuting a hotel.

“In addition to making sure that our guest experience was everything we wanted it to be, we had to figure out how to create an environment that our guests felt safe in and how best to protect them. In the early days of the pandemic, there was no rule book to follow,” Wong said.

Thankfully, when the hotel opened its doors in June 2020, everything fell into place.
“We decided to take a simple approach — do what we would normally do if we were hosting friends and loved ones. When we opened, we had no reservations. We were so busy that we didn’t even have time to worry,” she said. “Very soon, when the first guests found us, we were met with a tremendous amount of appreciation and support from them.”

In their first year of business, about 80% of their guests came from NYC and the tri-state area. Now, that makes up half their guests, with the rest trickling in from the West Coast, Texas, Florida and “lately quite a few from Europe.

“For those who have a lifelong dream of opening an inn, Wong finds her secret sauce in remembering the little things.

“In my mind, passion, authenticity and attention to details are some critical success factors,” she said. “You must love what you do. It is a demanding job, but it won’t feel like it when you enjoy it. Do your research and utilize the resources that are available to you in terms of personal learnings, contacts and opportunities for mentorship.”

The entrepreneur also stresses the importance of learning from life experiences “to create a vision for what you want your guest experience to look like and what you want guests to take away from their time spent at your property.”

In the process of creating the Roundtree, Wong had countless people tell her “this is always how it’s done.” Still, relying on her own intuition to determine right from wrong was invaluable.

“It’s important to listen to advice but make your own decisions after that,” she said. “Ask questions, be inquisitive and trust your gut.”

Don’t sell yourself short.

That’s the cheeky advice legendary New York City restaurant owner Keith McNally had for his staffers, when it comes to mixing business with pleasure.

“Never ever go home with a customer — for less than $500,” the owner of Balthazar, famed for his eccentric personality and no-holds-barred Instagram account, quipped in a post that appeared Wednesday. Under a photo of a server studiously carrying a tray of cocktails, the title read, “Rules for restaurant servers.”

The impromptu list starts out more mild than wild, advising staff never to personally take credit for the food — compliments are to be reserved for the chef.

“When describing the menu, never say ‘I have.’ Always ‘We have.’ Saying ‘I have’ is affected, and an insult to the cook who made the dish,” McNally began the post noting, “Be friendly, but never chummy.”

Among the “Kitchen Confidential”-like candor — the restaurant king advised against sucking up: Never buy a celebrity a drink.

“Instead, offer it to me,” McNally joked, “or a regular, or a guest at least expecting it.”

He also strongly suggests that servers repeat the customer’s order back, because “skate sounds like steak after one martini.”

Other advice? Anticipating a customer’s needs is important, but resist the urge to circle your tables like a hawk.

“This does not mean hovering close to a table,” McNally insisted. “As a customer, I can’t bear to sense a server or busser lurking a few feet away,” he said.

Another pet peeve: Don’t clear the table until he’s left it, and don’t you dare bring the bill prematurely.

“I also don’t want him clearing my coffee cup until after I’ve left the table or dropping the check before I ask for it, or to ever pour my water,” McNally asserted.

Don’t ever blindside a diner when presenting specials of the day, he said, by not mentioning the price — it’s tacky, and can send some diners into a bit of a shock once the bill comes. McNally recalled an instance at Da Silvano, the “eternally hip restaurant in Greenwich Village,” noting a customer famously had a heart attack when looking at the bill.

Oh, and once a customer pays? If they do so in cash, “never assume the change is your tip. Always return the change to the table,” he insisted.

On the whole, McNally has little use for the phony patter that has become commonplace in city restaurants.

“Once the meal’s served, never utter the meaningless phrase, ‘How is everything?’ If the server must break the flow of my customers’ conversation, please let it be a simple, ‘Do you need anything?’ ” McNally continued, before concluding with the saucy line about never going home with a guest for less than half a grand.

McNally fans gave the rules the equivalent of three Michelin stars on the post.

Others offered their own culinary faux pas, like “Never say ‘are you still working on that?’ Dining shouldn’t be work!”

McNally’s playful rule book was posted on the heels of a Page Six report that a staffer at Balthazar found a wedding ring in the basement men’s bathroom — left, it’s alleged, by a trysting couple having sex in one of the stalls.

It’s no secret that Kim Kardashian has curated her body to achieve her picture-perfect looks — but just how much has been a mystery.

The Allure cover star has kept her lips sealed on what is real and what is bought when it comes to her appearance, but now she has revealed how she strives to keep her youthful glow.

When asked what exactly Kardashian has done to her face, the SKKN founder simply responded, “A little bit of Botox,” pointing to her forehead between her brows — and reportedly telling the writer she should get some, too.

But her lips and cheeks are sans-filler, and her lashes are au-natural — or so she claimed.

“I’ve never had eyelash extensions. I’ve never done anything,” the 41-year-old mogul stated. “I’ve never filled my cheeks. I’ve never filled my lips.”

However, she admits her looks are practically everything to her.

“I care. I really, genuinely care about looking good,” Kardashian dished. “I probably care more than 90% of the people on this planet. It’s not easy when you’re a mom and you’re exhausted at the end of the day or you’re in school, and I’m all of the above. I do my beauty treatments usually late at night. After everyone’s in bed, I’m doing laser treatments.”

You heard that right: When the kids are asleep, she’s meticulously preserving her looks, which are arguably the foundation of her brand. Yet even one of the world’s most beautiful women is OK with “not being perfect,” she claimed, despite her valiant efforts.

“I’m at peace with not being perfect and I wasn’t like that before,” the SKIMS founder said. “I hate my hands — they’re wrinkly and gross. But I’ve lived life and I’ve changed so many diapers with these hands and I’ve snuggled my babies with these hands, so I’m okay with them. [Getting older] doesn’t mean that I won’t strive for perfection, but you get to a point where you’re like, ‘Okay, my health is more important than anything else.’”

But a woman can still dream, right? In a recent interview with the New York Times, the mother-of-four joked she would even “eat poop” if it gave her a free ticket to eternal youth.

“I was kind of joking, but now that I think about it, I would probably eat s–t if someone told me, ‘If you eat this bowl of poop every single day, you’ll look younger,’” she admitted, although noting she knows where to draw the line when striving for youth. “I’m 41. I always want to look appropriate. There does come a point when you’ve taken it too far — overfilled, too tight, too much cosmetic work. There’s nothing worse.”

From there, Kardashian is tight-lipped about what other alterations and augmentations she’s paid the big bucks for. The lack of juicy details — save for the writer’s nod to the body Kardashian “created” and “wasn’t born with” — had critics reeling.

“I’ll say this: to have her in front of you and not press her on what she’s had done beyond Botox is irresponsible, and the passing mention that ‘she built her body’ is so frustrating,” tweeted USA Today editor Anika Reed.

Others weighed in and also questioned Allure’s creditibility.

“Quite ironic tag line about ‘natural beauty 😂😂😂😂,’” wrote one in comments on Instagram, while someone else adds, “Tue science of natural beauty with KK on the cover. Oxymoron of the day ”and another bluntly states:“ She finally admits Botox but she denies everything else lol. ”

“I was so interested and intrigued to read about the “science of natural beauty”. Then I saw Kim Kardashian and didn’t bother,” weighed in one more critic. “I think these magazines think we’re idiots.”

A Twitter user additionally claimed they were done perusing the mag after this latest offering.

“This long-term subscriber just CANCELED after reading this story full of LIES and the gross injustice this story is for your young impressionable women,” the disgruntled ex-reader tweeted. One other subscriber also declared they’d canceled their subscription and slammed the publication for having the “audacity to print these LIES that young gullible and impressionable young women are reading.”

The negative sentiments stem from an eons-long debate over social media transparency — especially involving the royal family of reality TV.

“I get it,” Reed continued in the thread, “There are relationships to be maintained, it’s a profile for a magazine (though arguably THEE beauty magazine), there’s an air of mystery to maintain about how exactly she attains what she attains. but this doesn’t scratch even the surface.”

Kardashian, along with her sisters, has been slammed time and time again for perpetuating unrealistic beauty standards with egregious photoshop fails — warped appendages, missing belly buttons and infallible hairlines, oh my!

In fact, a study earlier this year examined just how lethal the Kardashian’s iconic “slim-thick” figure is to the average woman’s confidence, concluding that comparison online really is a thief — of self-love.

“The slim-thick ideal was most harmful to women’s appearance, weight and overall body satisfaction,” the researchers from Toronto’s York University said. “[It] may still represent an ideal of beauty that women find threatening and personally unattainable.”

But when asked if she’s creating unrealistic expectations, Kardashian replied: “If I’m doing it, it’s attainable.” Albeit, probably for a hefty cost.

“There are so many different beauty standards — whether it’s Gwen Stefani, Jennifer Lopez, Marilyn Monroe,” she continued. “When I was a teenager, [the look] was just blonde waifs … My mentality was never like, you see them on TV or in magazines and pick who you want to be,” she said. “It was always: Be yourself, find beauty in everything.”

When Fabiana Saba was a young model, the 5-foot, 10-inch, 100-pound stunner graced the covers of Elle and Marie Claire in her native Brazil, shared a magazine spread with Gisele Bündchen and walked the runways at fashion week in New York, Paris, Milan, Tokyo and St. Paolo with the likes of Alessandra Ambrosio — all before becoming a TV host. As she grew into adulthood, her weight rose to a still-slender 130 pounds.

But, after having two kids and enduring the first few months of the pandemic, Saba found herself in a body that no longer felt like her own. By the second half of 2020, she weighed 186 pounds and struggled with joint pain and breathing issues.

“Like so many people, I started baking during the pandemic, and I wasn’t just eating one piece; I would eat the whole cake,” Saba, now 44 and living on New York’s Sutton Place, told The Post. The prospect of losing the weight on her own was daunting — “I had tried many times in the past… and it never went well,” she said — so she turned to her uptown neighbor, Dr. Caroline Messer.

In every heyday, Fabiana Saba was a top model, covering major fashion magazines in her native Brazil.

Messer diagnosed with her with pre-diabetes and high cholesterol and prescribed both an anti-anxiety medication and an appetite suppressant. The meds helped her drop down to 137 pounds in less than a year with relative ease.

“Having a doctor changed everything,” gushed Saba, who remains on the medications.

The city’s rich and fabulous looking to lose weight aren’t slogging it with fad diets and Noom subscriptions. They’re spending thousands of dollars to work with Messer, a noted endocrinologist whose patients include Saudi royals, A-list stars, titans of industry, professional athletes and socialites looking to slim down and supercharge their health.

“There is definitely a trend toward seeing endocrinologists … because we have more treatments now that address hormonal imbalances that lead to weight gain,” said Messer. “A lot of people suspects they have easily measured hormonal imbalance, but it’s often something more subtle.”

The 44-year-old has had a traditional endocrinology practice on Fifth Avenue for years and she’s just opened a boutique clinic, Well By Messer, on East 60th Street that takes a holistic approach to managing metabolic issues. In addition to Messer and two other endocrinologists, it’s staffed by a psychologist, two fitness trainers and a dietician. A bariatric surgeon and pulmonologist are also available to patients.

Messer, who doesn’t take insurance but is sometimes covered as an out-of-network expense, offers an initial $900 diagnostic visit, which entails a full history and physical including a thyroid panel. She then crafts a plan with her team best suited for the patient.

“I assess their level of activity and nutrient content, as well as whether they have a need for cognitive behavioral change,” said Messer, who charges $450 for follow-up appointments. Visits to other members of her team range from $80 to $600.

Often the Well by Messer plan includes medication.

Among her popular treatments are GLP1 and GIP, replications of hormones secreted by the gut that trigger a feeling of satiety and slow digestion. The trendy new treatments — “Half the well-heeled women I see on the Upper East Side are on these hormones for weight loss, and they are working” said a Manhattan plastic surgeon — are notoriously costly. But, Messer orders them from a Canadian pharmacy, reducing the price from approximately $1,400 to $250 per month.

Other meds in Messer’s arsenal include Contrave, an anti-depressant approved for weight loss, and methamphetamines, which have been used to shed pounds for years with mixed success.

“They have risks but are life saving for real binge-eating disorders,” Messer said.

Marc Schwartz, the 57-year-old head of global marketing for a pharmaceutical company, turned to Messer to help avoid packing on the pandemic pounds.

“I had a family history of diabetes, and I knew that people were sitting around and gaining weight, so I wanted to take the negativity going on me and turn it positive,” the New Rochelle resident said. Messer put him on medication to lower his blood sugar, and she encouraged him to become an endurance runner.

“She really motivated me, so I had an incredible sense of joy and purpose,” said Schwartz, who lost 23 pounds with Messer’s help. “I went from being in danger of diabetes to normal range. Without her support I never could have done it.”

One young woman was left with more than a broken heart when her boyfriend dumped her.

She found out he was cheating on her — after she’d reportedly given him one of her kidneys.

In a viral video that’s been viewed more than 16.3 million times, TikToker Colleen Le claimed she donated a kidney to a then-boyfriend after a year of dating, only to find out he was cheating on her months later.

Le’s boyfriend reportedly reported from chronic kidney disease and needed a transplant at age 17. Being a dedicated girlfriend, she donated her organ and found out the shocking news later, which she tells in a series of TikToks using popular trending sounds.

In the initial video, she wrote: “excited my boyfriend gets a second chance at life after getting my kidney” on the screen — before cutting to herself lying face down on the bed with the words “cheats on me.”

The TikToker has steadily revealed a series of videos since she posted the clip in January, with users still in disbelief over the story.

“You better have gotten that kidney back,” a user commented, with many agreeing.

“You’ll literally do everything for a man and they will still let you down in the worst ways,” added another.

Le clarified in a comment she is no longer with her cheating ex, adding she doesn’t regret her decision.

“On this day 6 years ago, I made the tough decision to donate my kidney,” she wrote in a recent video, showing a calendar with “6 year kidney donation anniversary” written and circled.

“Despite the outcome of that relationship, I will never regret what I did & will continue to celebrate what truly matters & that is giving someone a second chance at life,” she said.

If only she could have donated him a heart, too.

This new lunch-themed emoji brain-buster has onlookers stumped.

The puzzle requires players to solve an emoji-based equation.

The veggie illusion first surfaced on TikTok, posted by user @puzzlegame21.

The first math problem shows three taco emojis that are added together to equal 60.

The second formula says that the amount of three salad emojis is 30.

The third line reveals three cucumber emojis added together totals 24.

The final equation is left for the viewer to solve and they must answer it within 20 seconds to demonstrate their smarty pants-ness.

The puzzle wants the person to determine the value of each emoji and one should use the prior equations to get the answer.

[Warning: Spoilers below]

The last line asks: “[Taco emoji] + [cucumber emoji] x [salad emoji] = ??”

Because all operations have been addition, players have stumbled thinking the final puzzle question is one of adding. The answer would then be 38, as each taco is worth 20, salad is 10 and the cucumber’s 8.

However, that is not correct, due to the multiplication symbol placed in the calculation.

The answer to the math problem is 100.

How do you get there? One must first multiply the value of the cucumber (8) and the salad (10) — which comes to 80 — and then add the taco’s value (20) to that.

Were you able to figure it out?

Therefore, the question can be written as 20 + (10 x 8), then 20 + 80 = 100, according to the mathematical order of operations, PEMDAS.

A California groom was left in stitches over an uproarious gag in which his best friend trolled him by masquerading as the bride at his wedding. A clip of the epic nuptial punking currently boasts over 588,000 views on TikTok.

“I don’t get embarrassed, thankfully,” Riverside’s Stephen Garlatta, 26, told Jam Press of the prank, which occurred after he tied the knot with wife Lauren Bartoli, 25, in April 2022.

The car salesman’s best friend, Austin Kuentz, had decided to spring the spousal switcheroo during the traditional removing of the bridal garter. According to Garlatta, his buddy and his betrothed had been planning the matrimonial Rickroll for a month.

The resulting 1-minute clip shows the groom sitting blindfolded in a chair while, unbeknownst to him, his best bud Kuentz prances about in front of him in a bridal gown. Meanwhile, Garlatta’s bride-to-be Bartoli, a barber, is seen standing on the side, waiting for the hilarity to ensue.

All of a sudden, Kuentz rolls up the dress to reveal his garter, whereupon Bartoli guides her oblivious future husband’s hand to his leg. After touching what he thinks is his paramour, Garlatta uses his teeth to slip the garter off his cheeky pal’s leg while the crowd goes wild.

Upon hearing laughter, the groom removes the blindfold and then he realizes he’s been had and collapses into a fit of laughter. The clip concludes with Garlatta embracing the cosplaying prankster as onlookers erupt into cheers.

Garlatta painted the side-splitting scene. “she [Lauren] said, ‘Put the blind on and sit there.’ I was confused and didn’t know what was going on,” the groom recalled. “She originally told me she did n’t want to do the garter toss cause she she’s shy, so she I said, ‘If you do n’t want, you do n’t have to.’”

Which led to the groom’s shock at the reception.

“I felt the dress moving next to me and was like, ‘Dang! She she’s getting into it!’”He said.

When asked how couldn’t tell that the bride wasn’t Bartoli, Garlatta chalked it up to being a tad tipsy. He also learned later that Kuentz had spent “20 minutes” shaving his leg in preparation for the prank.

Fortunately, the groom is taking the gag in stride.

“My first thought was, ‘OMG this is great!’” he said. “I know everyone thought it was funny.”

TikTok was also in stitches over the matrimonial masquerade, with one commenter exclaiming, “The look on his face.”

“Close asf friends,” said another. “He didn’t get mad he started crying in laughter.”

One fan exclaimed, “That dress looks so good on him!!!!”

Apparently, the marital leg-pulling marks the latest escalation in an ongoing prank war between Garlatta and his other half. “I prank every [Lauren] all the time, so I think this might have been her revenge prank,” he said, vowing, “I will be getting her back.”

In a far less successful wedding stunt in April, a woman accidentally torpedoed her sister’s big day by yelling “I object!” in gesture during the knot-tying ceremony.

In recent months, the Queen has been sitting out important events due to ongoing mobility issues. But now her job has officially been scaled back amid those health concerns.

The monarchy’s annual report, which was released last week, revealed that Queen Elizabeth II’s role as head of state has been tweaked from 13 bulleted points to a less specific description. And the duties the 96-year-old “must fulfill” have also been reduced, according to the Sunday Telegraph. (The Post has reached out to the Queen’s press office for comment.)

It’s the first time in more than a decade that there have been formal changes made to her job description. And it’s an acknowledgment of the long-reigning monarch’s health issues.

For months, the Queen, who lost her husband Prince Philip last April, has been sitting out of high-profile events and ceding some commitments to her family. In May, Prince Charles formally opened Britain’s Parliament. It was the first time in nearly 60 years that his mother did not attend the ceremony.

Last month, the Queen also missed the first day of Royal Ascot because of mobility issues, and during her Platinum Jubilee celebration she was absent from a church service due to “discomfort.” She then appeared in the closing parade via hologram. The proud royal also used a cane for an official portrait during the Order of the Garter service at St. George’s Chapel in Windsor Castle in June.

Last month, royal expert Daniela Elser penned an op-ed for Australian outlet News.com.AU, saying images of the queen greeting New South Wales Governor Margaret Beazley in the UK were “nothing short of alarming.”

Elser compared the photos to those taken nearly a year ago.

“The difference is truly starting,” Elser wrote. “In the intervening 12 months, Her Majesty would appear to have become markedly more stooped, much thinner and overall appears to have shrunk.”
